pubs.rights-statement	This project’s research focuses on the development of small independent houses as a model for Independent Senior’s Living. Rather than continue the model of the ‘5 star hotel’ that caters for the moderately wealthy senior in Sydney’s urban centre, the client-developer was keen to have us respond architecturally to a more ‘affordable’ dwelling on the outskirts of Lithgow. The strong historical precedent in this rural community of small, single cottages influenced the design. Within the constraints of accessible living dimensions for the rooms, where it became important to minimise costs emerged from construction choices and management of the build. Design responses did not present the trades with forms alien to their capabilities which lowered tender prices. Comprehensive studies were conducted on minimising the thickness of the structure to achieve cost effectiveness and waste minimisation. Through these efficiencies, costs were kept to a minimum without lowering any standards in the ‘look’ and ‘feel’ of the project. The scheme has been very successful in selling to residents not easily able to afford the typical retirement unit.	en_US
