pubs.rights-statement	New and innovative approaches to construction suffer a common problem insofar as they lack historical market data and are often compared with designs developed for traditional methods rather than optimised for the new approaches under consideration. This effectively slows uptake in the marketplace. This research tries to help circumvent such issues for new multi-story timber apartment construction which has yet to prove its cost effectiveness in the marketplace. The research undertakes a design process involving development of a model eight-storey Cross laminated timber apartment building, compared to a conventional post tensioned concrete solution. The process was undertaken with construction cost economics in mind as well as attention to building performance, design for manufacture and assembly techniques, and compliance under Australia's National Construction Code. The report provides an explanatory understanding of cost effective synergy between the timber structure and interfacing HVAC, façade, fire and sound systems. The relationship between construction speed and cost is analysed with a view to reducing cranage, scaffolding and other preliminary costs. Findings indicate that the main structural component cost was lower in the timber model but fire and termite protection costs largely offset this advantage; savings existed where prefabrication allowed preliminary costs for the project to be reduced; irregular façade shapes could more readily be accommodated where cantilevered timber floor plates were used. Multi-storey timber apartments are particularly viable where: a lightweight structure provides benefits in poor foundation conditions, the architectural design can be optimised for prefabricated timber, and a short construction program converts to saved money.	en_US
