pubs.rights-statement	This proposal for an independent residential retirement village situates its research agenda in architectural and urban design, linking with the complex issues of forming environments for an aging population. Fundamental was the bringing together of the principles of ‘Universal Design,’ based on notions of accessibility and dignity for ageing communities, with more entrepreneurial cost effective development principles. Underpinning the private procurement of residential complexes such as these is the balance achieved between spatial innovation and cost minimization in the construction process. The result is a new retirement village located on a challenging site that has spectacular views on the approaches to Bowral. While construction methods have developed through precast panel system reducing time and gaining efficiencies by limiting trades on-site the spatial aspect has been maintained. The site steeply falls away from the road, but addresses picturesque forest opposite and the towering Gib bluffs above. The scheme is now under construction for a new owner. The master planning of the project successfully situated all dwellings along the contours of the site enabling the maximum comfort for occupants on this spectacular site.	en_US
