Collaboration to improve constructability in detailed design phase – can bim and relational contracting help?

The AEC industry has been criticised for failing to address shortcomings concerning productivity, efficiency and quality in the projects that they undertake. Lean construction aims to address the above by representing a progressive area of construction management that provides the conceptual framework for applying manufacturing style efficiency to construction projects. A core requirement that underpins the Lean approach concerns effective collaboration. It is argued to be a critical mediating variable in implementing lean processes and the achievement of outcomes such as value adding and waste avoidance. Concurrent to the above, building information modelling (BIM) represents the forefront of digital technology as applied to building projects that integrates previously disparate information sources into a common model. It has potential to assist effective collaboration but there is no guarantee that it will actually provide this feature in practice. Similarly, relational contracting agreements also have potential to encourage effective collaboration based around mutually beneficial risk and reward sharing agreements, but again there is the need to better understand how this may happen in reality. This research therefore investigates the potential of BIM and relational contracting to strengthen collaboration in the detailed design phase in construction projects, with a view to delivering Lean Construction outcomes such as value adding and waste avoidance. The research focuses on developing a conceptual framework for studying their nexus. The method for developing this framework focuses on a systemic literature analysis incorporates a number of research propositions, to facilitate a targeted research agenda.
