pubs.rights-statement	Timber’s sustainability credentials are attracting world-wide interest and advancements in timber engineering have made timber an increasingly cost-competitive proposition in industrial shed construction. Even so, encouraging the construction industry to adopt new approaches requires information and evidence to affirm the benefits of change. Attention to technical design, construction costs and site processes is critical to optimise the application of timber. This report investigates such issues in developing a cost plan comparing timber with traditional steel portal construction. The aim is to help those involved in the decision chain to gain an explanatory understanding of the value proposition that timber construction offers. The report is based on a research project that developed a model industrial building with a timber solution and compared it with conventional steel portal solution. Attention was given to constructability, the overall delivery supply chain and related work flows – especially construction scheduling, productivity and prefabrication issues. Another area focused on optimising the regulatory framework around functional performance (mainly fire and structural performance). The cost viability of different solution scenarios was found to be dependent on the portal grid span. Purlins and Girts affixed to portal frames were found to be a highly significant component in the cost plan and represented the key saving for timber, compared to steel construction. It was also apparent from the work that timber could be interchanged with steel purlins and girts, thus providing the potential to optimise a steel-timber hybrid solution.	en_US
